Roof Warranty Coordination — Jacksonville, FL

Capability

A manufacturer warranty is only as valuable as the documentation supporting it. We coordinate warranty qualification through installation, manage the maintenance compliance that keeps warranties active, and produce the documentation record needed to make a warranty claim in Northeast Florida's storm-exposure environment.

Commercial roof manufacturer warranties — 20-year NDL (no-dollar-limit) terms from GAF, Carlisle, Johns Manville, Sika Sarnafil, Versico, Firestone — are a significant asset for Jacksonville commercial building owners. They are also routinely voided by documentation failures, maintenance lapses, and improper repair by non-approved contractors. We manage the full warranty lifecycle to prevent those voids.

The most common warranty issue we encounter on Jacksonville buildings is maintenance non-compliance. Manufacturer maintenance requirements for NDL warranties typically mandate annual inspection by a qualified contractor, documented drain cleaning on a defined schedule, and repair of any membrane or flashing damage within a specified timeframe. Buildings that miss inspection cycles, defer drain cleaning, or have repairs performed by unlicensed or non-manufacturer-approved contractors can find their warranty voided when they need it most — after a named storm or significant leak event.

In the Northeast Florida market, the hurricane-season dimension adds urgency to warranty compliance. A manufacturer that receives a post-storm warranty claim on a building with a three-year inspection gap and undocumented repairs has valid grounds for denial. We structure warranty coordination programs to ensure that gap never exists.

Warranty Qualification During Installation

NDL warranty qualification requires pre-job manufacturer approval, installation by a contractor authorized under the manufacturer's program, use of manufacturer-approved system components with valid Florida Product Approval numbers, manufacturer field inspection during installation, and a final closeout inspection before the warranty document is issued. We manage every step of this sequence.

The pre-job approval requires submitting the project scope, the Florida Product Approval documentation for every system component, and the building's wind-uplift design calculations to the manufacturer's technical desk. In Duval County, ASCE 7-22 design wind speed is 130 mph for most inland buildings and 140 mph for coastal locations. The wind-uplift design must be validated by the manufacturer before they will issue a warranty approval for the project.

The field inspection during installation and the final closeout inspection are the manufacturer's confirmation that the work was performed to their specifications. We schedule these inspections, accompany the manufacturer's field representative during the inspection, and resolve any non-conformances identified before the closeout report is finalized. The warranty document is issued only after the closeout inspection confirms compliance — we do not issue the closeout package until the warranty document is in hand.

Ongoing Warranty Maintenance Compliance

After the warranty is issued, our role shifts to compliance management. We maintain the inspection schedule required by the manufacturer — typically annual, sometimes biannual — and document each inspection with the report format the manufacturer requires. For NDL warranties from major manufacturers in the Jacksonville market, we know the specific maintenance documentation requirements and produce reports in a format that satisfies them.

When inspections identify conditions that the manufacturer's maintenance requirements define as repair items — open seams, flashing pull-away, ponding water above a defined depth — we schedule the repair and document it in the warranty compliance file. Repairs are performed to the manufacturer's published detail requirements and documented with before-and-after photographs. The repair record becomes part of the warranty file.
